Tradition, St. Lucie County
Demolition in Tradition
Tradition lies west of I-95, outside the platted city that General Development laid out, yet a demolition here is still permitted by the Port St. Lucie Building Department. Its Town Hall and Town Square opened in April 2003 as its first buildings, and Mattamy Homes took over as developer in 2018.
The city counts Tradition, along with St. Lucie West and the other land west of I-95, as growth beyond the original platted city. That history matters less to the permit than people expect. The same city checklist applies: written confirmation from FPL and the city's Utilities Department that service has been removed, an Asbestos Notification Statement initialled by the owner, and a recorded Notice of Commencement once the work reaches 5,000 dollars.
Because Tradition's first buildings date from 2003, a request here can be for part of a structure rather than the whole of it, such as a damaged addition, a pool enclosure, or an interior strip-out on a commercial pad. A partial job still needs a permit, and the state's demolition notice still applies where a whole structure is coming down. The building's age does not change that paperwork.
Trees follow the city's 2011 ordinance. Platted single-family lots are exempt, while commercial and unplatted parcels can need a tree permit from Planning & Zoning before clearing begins. We coordinate that licensed work alongside the demolition schedule.

Questions
Demolition in Tradition
Tradition is west of I-95. Does the county permit a demolition there instead of the city?
No. Tradition is part of the City of Port St. Lucie, so the city's Building Department issues the demolition permit and the city's checklist applies. St. Lucie County permits only land outside the three municipalities, and Tradition is not part of that unincorporated area.
What will my demolition cost in St. Lucie?
We put a number on it once we have seen the job, on site or through photos and plans that show enough. It turns on what the structure is built from, its footprint and height, what the asbestos survey finds, which services need disconnecting, whether a septic tank must be abandoned, how equipment gets in, what sits next door, what you want kept, and the haul to the disposal site. Two houses on the same Port St. Lucie street can quote quite differently, so we do not post rates.
Do I need an asbestos survey if I think there is no asbestos?
The state's position is that every demolition needs a written notice, even when no asbestos is found, and the notice has to be filed at least ten working days before demolition begins. St. Lucie notices go to the Florida Department of Environmental Protection's Southeast District. A building permit does not take its place. Fort Pierce also asks for an asbestos report on older homes and commercial buildings. Romco books a licensed survey and brings in a licensed abatement firm for any material found, since we hold no abatement license ourselves.
How long does the whole process take?
We do not estimate it before the facts are in. It depends on review time at your city, town or the county, how quickly the utility letters arrive, the survey result and the state notice period, any historic board review in Fort Pierce, septic abandonment, and the size and construction of the structure. When those answers are in, you get a step-by-step sequence with the holdups for each step spelled out.
