Accessory structure demolition in St. Lucie County
Small structures cause outsized permit trouble. A shed, carport or screen enclosure taken down without a permit can show up later at a sale, a refinance or the next building application.

St. Lucie County's building FAQ quotes Florida Building Code 102.2, which places the removal and demolition of every building or structure under permit. Where work goes ahead without one, the county charges double for an after-the-fact permit, and unpaid violations can end in fines and a lien on the property.
The office depends on the address. Port St. Lucie, Fort Pierce and St. Lucie Village issue their own permits, and the county handles unincorporated land. On North Hutchinson Island, the county requires sewer connection once owners are notified and the old septic tanks abandoned, which can matter when an outbuilding or guest house still runs to one.
Detached garages and guest houses may carry their own electrical, water or septic lines. Those are disconnected by the licensed trades before demolition, and any concrete pad is removed or left according to what you plan next.
A single shed or every outbuilding on the lot: we quote it either way. Photos are the quickest start.
Order of work
- Walk the parcel and list each structure being removed.
- Confirm the permitting office and file the permit.
- Arrange disconnects and any asbestos survey for older structures.
- Separate attached structures from the house and remove each one.
- Remove slabs or pads as agreed, haul debris, and grade.
Watch points
Where this kind of job runs into trouble, and how we handle it
Live electrical in a garage or shed
Outbuildings often run on old or unpermitted circuits. A licensed electrician disconnects and caps them at the source before demolition starts.
Damage to the main house
Carports and screen rooms often attach to the house fascia or slab. We separate them at the connection and repair or protect the face of the house as agreed.
A septic line or tank under the structure
Guest houses and older outbuildings can tie into a tank nobody remembers. We locate lines first and coordinate any abandonment under the state rule.
Outside our scope
Electrical, plumbing and septic disconnects and asbestos work go to firms licensed for them, coordinated by us. We will not treat it as given that a small structure is exempt from a permit, and we do not assume an attached carport comes off without affecting the house.
Questions
About accessory structure demolition
Do I need a permit to remove a shed in St. Lucie County?
The county applies Florida Building Code 102.2, which covers the removal of every building or structure, and it charges double for an after-the-fact permit. City addresses follow their own building department, which we confirm for you.
Can you remove a screen enclosure attached to the house?
Yes. We separate it at the connection, remove the frame and screen, and protect or repair the fascia and slab edge where it was fixed.
What will my demolition cost in St. Lucie?
We put a number on it once we have seen the job, on site or through photos and plans that show enough. It turns on what the structure is built from, its footprint and height, what the asbestos survey finds, which services need disconnecting, whether a septic tank must be abandoned, how equipment gets in, what sits next door, what you want kept, and the haul to the disposal site. Two houses on the same Port St. Lucie street can quote quite differently, so we do not post rates.
Is any job too small or too large in size for you?
No. We quote a single shed, a screen enclosure, a pool, a mobile home or a full commercial building, and partial jobs where most of the structure stays. Tell us what is on the property and what must remain, and the quote follows that.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Work that requires its own license, including asbestos abatement, electrical and plumbing disconnects, septic abandonment, mold remediation and tree removal, goes to firms holding that license, and we keep them on one schedule.

Reach out
Phone us or use the form. Include the address, what is coming down, what is staying, and photos or plans if you have them.
We look at the property
We check the structure, where power, water and sewer or septic connect, how equipment and trucks reach the work, and what is next door.
A written scope and quote
It lists what is removed, what is protected and what is hauled, and flags anything that depends on the asbestos survey.
Survey, notice, letters, permit
A licensed asbestos survey, the state demolition notice, the utility letters, then the permit from the city, town or county.
Demolition and hauling
Work follows the agreed order. Debris goes to permitted facilities, and the tickets are kept.
Final inspection
The inspector closes the permit. You get a cleared lot, or the shell you asked us to leave.
