Asbestos coordination for demolition in St. Lucie County
Asbestos is the most common reason a demolition stops. We are not an abatement contractor. An independent licensed consultant surveys the building, a licensed abatement firm removes what is found, and we coordinate both into the demolition schedule.

FDEP's Southeast District receives asbestos and demolition notices for St. Lucie County. The department requires notice at least 10 working days before demolition starts, says every demolition needs one even where no asbestos is found, and is clear that a building permit does not satisfy the federal rule. The county also keeps an Asbestos Notification form under Florida Statutes section 469.003.
The city offices add their own layer. Port St. Lucie asks the owner to initial an Asbestos Notification Statement and wants a report only where asbestos has been found. Fort Pierce requires an asbestos report for commercial buildings built before 1972 and homes built before 1980.
Age is the strongest clue. Census estimates put 44 percent of Fort Pierce housing before 1980, against 8.9 percent in Port St. Lucie and about one in five homes countywide. A newer building can still hold suspect materials, so we arrange a survey whenever the scope disturbs materials of unknown content.
Send what you know about the building's age and any past surveys, and we will tell you what the job needs before we quote it.
Order of work
- Review the building's age, materials and any past surveys.
- Engage an independent licensed consultant to survey the areas being disturbed.
- File the FDEP notice and the city or county forms that apply.
- Schedule a licensed abatement firm for anything found.
- Confirm clearance before demolition begins.
- Keep the survey, notice and abatement records with the job file for you.
Watch points
Where this kind of job runs into trouble, and how we handle it
Starting without the FDEP notice
Demolishing without notice exposes the owner and the contractor. We file it with the survey in hand and do not start demolition before the notice period has run.
A survey that missed areas
Locked rooms, roof layers and wall cavities can go unsampled. We walk the consultant through the full scope so every area being disturbed is covered.
Suspect material found mid-demolition
Hidden pipe wrap or flooring can appear once walls open. Work in that area stops, the consultant samples it, and demolition there resumes after abatement.
Outside our scope
We do not survey for asbestos, test samples or remove asbestos. A licensed consultant who works independently of us carries out the survey, and an abatement firm with its own license takes out the material; we arrange both and file the notices. We do not assume a building contains no asbestos because of its age.
Questions
About asbestos coordination
Do I need an asbestos survey if the building is newer?
Fort Pierce requires a report for homes built before 1980 and commercial buildings before 1972, and FDEP requires notice for every demolition. A newer building may not need a city report, but a survey is the only way to know what its materials contain.
Does Romco remove asbestos?
No. Removal is the job of a licensed abatement firm. Our part is to book the licensed survey, file the notices, and schedule abatement ahead of demolition.
What will my demolition cost in St. Lucie?
We put a number on it once we have seen the job, on site or through photos and plans that show enough. It turns on what the structure is built from, its footprint and height, what the asbestos survey finds, which services need disconnecting, whether a septic tank must be abandoned, how equipment gets in, what sits next door, what you want kept, and the haul to the disposal site. Two houses on the same Port St. Lucie street can quote quite differently, so we do not post rates.
Is any job too small or too large in size for you?
No. We quote a single shed, a screen enclosure, a pool, a mobile home or a full commercial building, and partial jobs where most of the structure stays. Tell us what is on the property and what must remain, and the quote follows that.
Is Romco Builders licensed?
Yes. Romco Builders is a licensed Florida general contractor with its office in Fort Lauderdale. Work that requires its own license, including asbestos abatement, electrical and plumbing disconnects, septic abandonment, mold remediation and tree removal, goes to firms holding that license, and we keep them on one schedule.

A written scope and quote
It lists what is removed, what is protected and what is hauled, and flags anything that depends on the asbestos survey.
Survey, notice, letters, permit
A licensed asbestos survey, the state demolition notice, the utility letters, then the permit from the city, town or county.
